Design-Build construction is the consolidation of multiple project processes including engineering, design, and construction services. Together, they form a high-level group of contractors and architectural designers working under a single contract. A single contract allows for cost savings, reduced risk, a singular point of accountability, and faster project delivery for the owner. Below, are the five main steps of the Design-Build system.

Choosing a Design-Build team to tackle your project is a task that has many variables that need to be considered. As an owner, you need a Team that has valuable attributes and abilities such as:

Pre-construction Planning
Once you have chosen Spectra for your important project, the first actions are immediately set into motion. We begin by reviewing your goals, budget, potential challenges, and overall concept for what you want accomplished. This is where your expectations are laid out.
Our team (contractors, designers, engineers, and other consultants) then starts laying the groundwork for completing your project successfully. We establish and review things such as required documentation, design plans, specifications, budgets, and schedules to determine a whole view of your project.
Architectural design
At this stage, the team has a good understanding of your requirements. They begin to design solutions that adhere to your expectations for budget, schedule, and quality. Once the big picture is defined, initial drawings give way to detailed and specific schematics.
After the owners and project leaders review the drawings and schematics, a schedule is set for beginning the next phase of the process.
Construction
The best part about the start of construction using a Design-Builder is that construction can and will be started during the design phase above. That is one of the many benefits of a single contract agreement that keeps everything cohesive.
Starting the construction process during the design phase allows for aggressive project schedules to be met without sacrificing quality of work. All contractors will work together like a well oiled machine with the aid of the clear cut scope of work outlined in the steps above.
Post-construction
After completion of the project, the Design-Build team will provide an overview of the new facility. This will include things such as walk-throughs, applicable maintenance, and documentation for owners and facility managers.
